Missouri Advanced Real Estate Practice
1st Edition by Mettling & Mettling
The Missouri Advanced Real Estate Practice (MAREP) program has been developed to satisfy Missouri's 24-hour real estate practice education requirement following completion of the 48-hour prelicense course. The course fulfills the Missouri Real Estate Commission's objective of giving new Missouri licensees a carefully developed reinforcement of key real estate brokerage principles, concepts, and practices necessary to initiate a productive, professional career in real estate. It is meant to be used along with Principles of Real Estate Practice in Missouri to complete your 72-hour salesperson prelicense requirement.
Beyond an initial review of key principles, the MAREP program takes on a further examination of essential skills and practices necessary to meet client and customer transactional requirements within Missouri's legal framework. Skills examined include compliance with Missouri agency and disclosure laws; how to properly represent both sellers and buyers in real estate transactions; and an in-depth look at Missouri transaction contracts, including listings, the sales contract, offer and acceptance, earnest money, and closing costs. In addition to its agency and contracts topics, the MAREP program further examines the other key subjects required by the Commission: ethics and the NAR Code of Ethics; cooperating with other licensees; compensation in the post-NAR settlement environment; risk management and avoiding misrepresentation; types of financing; and an introduction to construction terminology essential for working with Missouri buyers and sellers in the field.
Taken as a whole, the Missouri Advanced Real Estate Practice program is designed to deepen the new licensee's understanding of how brokerage works in actual practice, and how it is supposed to be undertaken in view of today's standards of professionalism, ethics, and legal compliance in Missouri.
